Following World War II, there were substantial demographic shifts in the United States, marked notably by suburbanization and the emergence of the Sun Belt region.

Suburbanization was fueled by increased automobile ownership, the development of transportation infrastructure through the Interstate Highway Act, the increased prevalence of government backed home loan programs like the GI Bill, and the desire for larger homes and green spaces.

Levittown, one of the most iconic suburban developments, represented a groundbreaking approach to suburban living, featuring mass-produced, affordable homes designed for returning veterans and their families. 

Sun Belt States, Clarion Partners

Simultaneously, the Sun Belt, encompassing states in the southern and western regions, experienced a surge in population due to favorable climates, economic opportunities, and advances in agriculture and manufacturing.

However, these demographic shifts were often marred by discriminatory practices such as redlining and racial covenants, which systematically excluded minority groups from accessing housing in suburban areas and certain neighborhoods. 

In the post World War II years, economic and demographic changes spurred migrations within the United States. However, these shifts were not equally accessible to all Americans.
